Welcome to Foundations Wholesaling Success. I’m excited for you to get started in your real estate investing journey.
There is a ton of information included in this course. Please don’t get overwhelmed. The information is here for a reason, but take your time learning and growing into wholesaling real estate.
You will have access to the information and be able to refer to it at any time.

There are industry professionals in this group with years of experience who will help you along the way.
I’m Laurie Knisely, the creator of this course. I’ve been wholesaling houses and small multi-family residences for over 30 years. I have completed hundreds of wholesale deals as well as rehab projects for retail sale and provided turnkey rental for both myself and others.
Most of these deals came from marketing and anything that didn’t fit my model, I sold as a wholesale deal. Wholesalers have also provided me with many deals over the years.
Most wholesale deals are done with no money out of pocket and I’ll show you how to do that, too.
This course is going to be different from others. I’ll share experiences and lessons based on real-world situations. I’ll show you things to look out for, as well, and give you tips to make things easier you may not think of.
In the contracts and forms section, you will find all the forms you need like talking to sellers, a property sheet, contracts with the seller, contracts with the buyer, your assignment, condition report to share with buyers, a picture checklist and notice of cancellation. Most importantly, there is an easy-to-use, comprehensive maximum allowable offer deal calculation worksheet to help you know what to offer the seller.

The thing I love most about wholesaling is how simple the transactions can be. Notice I didn’t say easy, but the process is simple. Keep that in mind while going through the program, don’t get lost in the details.

How this course is designed to work.
Much hard work has gone into this course to include all the information needed so that you can complete a deal. Your success is valuable and important.
I don’t want this to be just another course “sitting on the shelf” of other courses. There’s little fluff. The information is necessary to do deals and that is what I want for you, to DO deals.
It is best to read through the entire course to get a general feel for the information contained. There is a lot of detail and items that may not seem immediately relevant, but when the time comes, you’ll be thankful it’s here.
Module 2.
The first action that will be necessary is to build your team. A comprehensive list is included. Many may not be important immediately. Some you will need to begin.
Do the homework! You will need people along the way.
Module 3.
Second, you will need resources to help you plan, implement and complete transactions. As with the team members, you may not need all the resources to begin, but in time, you may find they have value along the way.

Module 4.
The core of the course. It may seem overwhelming, but take your time. Make notes, follow the processes and become familiar with the overall information. Each step, as simple as it may seem, has a reason. The harder steps will become easier as you gain experience.
Module 5.
There are many books about the subject and great information about real estate in general. Learning is a continual process and there is an abundance of information to increase your education. This is a compilation of books that have been helpful to others and would be good to assist you in your journey.
Module 6.
This section is full of contracts and forms both for you to do business and for your protection. Review them, revise them if needed, but use them. Consult your team business attorney to review them with you. It is worth the time and money to conduct your business properly.
