There is a ton of information included in this course. Please don’t get overwhelmed. The information is here for a reason, but take your time learning and growing into the real estate lending world.

I’m Laurie Knisely, the creator of this course. I’ve been lending to other investors for over 16 years and now, that is the focus of my business. I started out utilizing private lenders to fund my own projects and to purchase rental properties.
After years of successful flipping projects and cash flow from rentals, I decided to use the profits to move my business in a more passive direction. By lending to other investors, I make cash flow and profits without the work of managing a rehab or the stress of dealing with tenants.
Lending is a way to achieve the results of real estate investing without getting your hands dirty.
There is a right way and a wrong way to be a private lender. I will share the do’s and don’ts that will make lending a simple process and give you the best results with successful investments that will provide great returns and a clientele that will want to work with you for years to come.
This course is going to be different from others. I’ll share experiences and lessons based on real-world situations. I’ll tell you things to look out for, as well, and tips to make things easier you may not think of.
In the contracts and forms section you will find all the forms you need, like a sample note and deed of trust and what they should contain, attorney checklist, contracts, application for finding quality clients, a sample format of submission for your clients to complete, a contract of understanding and a personal guarantee. Most importantly, there is an easy-to-use, comprehensive deal calculation worksheet to be sure the deal you are funding is a deal.

How this course is designed to work.
Much hard work has gone into this course to include all the information needed so that you can complete a deal. Your success is valuable and important.
I don’t want this to be just another course “sitting on the shelf” of other courses. There’s little fluff. The information is necessary to do deals and that is what I want for you, to DO deals.
It is best to read through the entire course to get a general feel for the information contained. There is a lot of detail and a lot of items that may not seem immediately relevant, but when the time comes, you’ll be thankful they’re here.
Module 2.
The first action that will be necessary is to build your team. A comprehensive list is included. Many may not be important immediately, while some you will need to begin.
Do the homework, you will need people along the way.
Module 3.
Second, you will need resources to help you plan, implement and complete transactions. As with the team members, you may not need all the resources to begin, but in time, you may find they have value along the way.

Module 4.
The core of the course. It may seem overwhelming, but take your time. Make notes, follow the processes and become familiar with the overall information. Each step, as simple as it may seem, has a reason. The harder steps will become easier as you gain experience.
Module 5.
There are many books about the subject and great information about real estate in general. Learning is a continual process and there is an abundance of information to increase your education. This is a compilation of books that have been helpful to others and would be good to assist you in your journey.
Module 6.
This section is full of contracts and forms both for you to do business and for your protection. Review them, revise them if needed, but use them. Consult your team business attorney to review them with you. It is worth the time and money to conduct your business properly.

Probably the most important part of being a private lender is to keep in mind that things happen. Materials get delayed, borrowers die, COVID, no one saw that coming, always keep your wits about you. There is always a win-win solution that gets your money back and protects your investment.
What is a private lender?
This is someone who uses their own capital to finance investments, such as real estate, and profits from interest and fees paid on the loan. Loans are secured by a mortgage or note and deed of trust against the property.
• Private lenders negotiate exactly how (and when) they will be paid back for the loan.
• Private lenders are not affiliated with a bank or other financial institution and instead interact directly with the borrower.
Seems easy enough, but without the right structure and practices, there is risk involved.
For myself, mitigating that risk to the fullest extent is crucial. I don’t want to lose my money, and I don’t want you to lose yours.
I’ve set up some best practices I have used over the years and yes, most of them have come from trial and error, errors you don’t have to experience firsthand, they can be costly.
There is risk in any investment.
Minimizing that risk to your best extent is possible through these basic items:
1. The numbers of the deal. Numbers don’t lie.
2. Quality of the investor you are funding. Referrals and past performance are the best indicators.
3. Paperwork. Solid documents that cover the initial elements of the deal and procedures to insure they are carried out.
Success in private lending is not found by a series of quick transactions, but by creating mutually beneficial relationships for long-term success by both parties.
It’s important to note that private lending, as we are discussing throughout this course, is a business-to-business transaction. Although you can use your personal name and accounts to lend, we are only talking about lending for the purposes of investment as it pertains to our borrowers.
*Lending for personal use, a person’s own residence, has additional requirements, standards for the loan as well as for foreclosure. In this course, we are not in the business of lending to anyone for personal use.
